- 1 Property is in England or Wales (Scotland has Home Energy Scotland; Northern Ireland has separate schemes)
- 2 You own the property (owner-occupied) or it is privately rented
- 3 EPC is rated D or above (or you have a valid loft / cavity insulation exemption)
- 4 You are replacing a fossil-fuel heating system (gas, oil, LPG) or electric heating
- 5 The property has not previously received a BUS grant
- 6 A current MCS-certified installer applies on your behalf through the Ofgem portal

How accurate is this eligibility checker?
The checker uses the current published BUS rules from DESNZ and Ofgem (last reviewed quarterly). It is accurate for the typical case. Edge cases — for example, listed buildings in conservation areas, off-grid LPG properties, or shared-ownership flats — are flagged for manual review with a recommended next step.
Does the £7,500 grant cover the full installation cost?
Rarely. The average air source installation in 2025 costs £10,500–£14,500, so the grant covers roughly half. After the grant most homeowners pay £3,000–£7,000 out of pocket. Ground source costs more, but BUS covers the same £7,500 flat amount.
What if my property has an EPC rating below D?
You will need to install the loft and/or cavity wall insulation specified on your EPC before applying for BUS. Energy companies often offer free or subsidised insulation under ECO4. Once recommended insulation is in place, your installer can proceed with the BUS application.
I rent my home. Can I still apply?
Renters cannot apply directly, but your landlord can. The grant is paid to the property, not the occupant. Some landlords are receptive — the grant covers most of the install, and a heat pump increases EPC rating which is now a regulatory factor for rented properties.
Will the BUS scheme be extended past 2027?
Unknown. The current end date is 31 December 2027. The government has signalled support for continuing heat pump incentives in some form, but no extension has been announced. If you are planning to replace your boiler, applying before the deadline is the safe option.
